
A typical New England condominium community having an internal battle regarding the prioritization of capital needs versus ongoing maintenance. RMX Northeast, Inc was initially hired to provide a condition survey of the existing siding and to take an updated look at the current reserve situation.
Our report and presentation to the Board and Homeowners at the Annual meeting indicating that they will need to plan for a siding replacement project at an expected cost of around $550,000 was obviously met with disdain by some of the unit owners and board members. A field sampling taken during a chilly November morning found layers of ice and frost behind the existing clapboards and trim. This was a clear illustration of a water infiltration issue with the existing siding and firmly establishing that a capital project was needed in lieu of continuing along with the same process of minor carpentry repair and painting over the existing clapboards that were no longer capable of holding the paint for any type of significant duration.
Ultimately it was determined that a vinyl siding replacement would be needed and RMX Northeast, Inc provided the design specifications and drawings for that project.
